Independent Surveying Without Remedial-Work Sales

Brighter Compliance does not install fire stopping or undertake compartmentation remedial works. Our role is to inspect the agreed areas, record the evidence and explain where further action or specialist investigation may be required. 

This separation helps clients obtain an independent view of the building before appointing contractors and provides a clearer basis for scoping, tendering and verifying remedial work. 

When Should a Compartmentation Survey Be Considered? 

A detailed survey may be appropriate where there is uncertainty about the continuity, condition or effectiveness of fire-resisting construction. 

→ A fire risk assessment identifies visible breaches or reasons to doubt the compartmentation. 
→ There is no reliable fire strategy, fire-stopping record or as-built information. 
→ Services, refurbishment or maintenance works may have penetrated compartment lines. 
→ Fire or smoke has spread beyond the area expected during an incident. 
→ Previous fire-stopping work appears inconsistent or poorly evidenced. 
→ A building is being acquired, refurbished, occupied or handed over. 
→ The evacuation or stay-put strategy depends heavily on effective compartmentation. 
→ A client, insurer, enforcing authority or project team requests further assurance. 
→ A property portfolio requires a consistent baseline of passive-fire information. 

A survey should be proportionate to the reason for commissioning it. A generic recommendation for a full intrusive survey is not appropriate where there is no evidence or risk-based justification. 

Visual, Targeted and Intrusive Survey Options 

Visual compartmentation survey 
A visual survey examines accessible areas without destructive opening-up. It can identify obvious defects, unsealed penetrations, damaged fire stopping, incomplete compartment walls and concerns around risers, ceilings, doors or service routes. 

Targeted investigation 
A targeted survey focuses on particular locations, risks or suspected deficiencies. This may include selected risers, roof voids, plant areas, service routes or areas affected by refurbishment.
